Description:

They find, rehab, rent, and help you refinance a rental property in Philadelphia. The investment is typically $50-60K and you get back most/all of that when you Re-finance in 4-6 months. That enables you to repeat the process with a second property...and a third...and a fourth. Build an entire rental portfolio by recycling the same ~$50-60K

Return:

Over time, the return is amazing. You get back your initial principal in 4-6 months when you refinance. You retain a house worth $225-250K and with $50-75K of equity. You also have positive cash flow of $200-500 per month as the tenant is paying down your mortgage. In addition, the property value typically increases over time and you are also receiving incredible tax deductions.

Risk:

Every investment has risks. Here are key factors to consider:

  •  Because you own the physical property, there is no risk of the investment become worthless. The risk is that the returns are not as high as estimated.
  • There is the risk that interest rates skyrocket and the monthly cash flow is not as high as expected.

Liquidity:

  • During the period of rehab and refinancing, your investment is not liquid.
  • Once the rehab is complete, you can refinance to pull out your investment or you could sell the property. Each of these can take a few weeks to a few months
  • Once there is a tenant in place, you will be receiving monthly cash flow from the property (assuming you refinance and do not sell it).

Tax Consequences:

  • If you sell the property, your net gains are a short-term capital gain.
  • If you refinance, there are not tax consequences to during the process.
  • If holding and renting, your annual net profit (rent minus all expenses) is taxable, but you also get numerous tax deductions, such as depreciation.

What Process Looks Like:

1. Contact us (Lewis or Steve) to get on the waiting list for their next opportunity.

2. Once a property is found, the After-Rehab Value is determined, scope of work created, and thorough financial analysis completed before commitment is required.

3. Most investors invest about $50-60K and borrow the rest of the funds from a hard money lender (which FortunePro coordinates for you, 620 credit score required), but you can also do it with just cash, which is typically $150-175K.

4. Once the property and the financing are ready, closing will be arranged with a local title company.

5. As soon as the closing is complete, rehab will start within a few days and take 2-3 months.

6. Once rehab is done, the property manager places a tenant and the property is cash-flowing.

7. The cash-flowing property can be refinanced. When the refinance is complete, most or all of your initial investment will be returned to you.

Time Commitment:

Minimal. Time is spent up front checking the numbers for the exact property (purchase price, rehab cost, ARV sale price, etc). If you use their financing, a little additional time will be required for some paperwork. Total time should be less than 5 hours.

Due Diligence:

 

  1. Is it real? (not a scam)
    9.0 on a scale of 1-10.
    Why? We have been there, met the team, seen the properties, and confirmed the public records of purchase and sale prices.
  2. Do they pay as promised?
    7.0 on a scale of 1-10.
    This should be higher once we have more experience. We were able to confirm property purchase and sale prices on public records matched exactly what the represented.
  3. Does Risk/Reward make sense? (this is opinion)
    10.0 on a scale of 1-10.
    Why? There may not be another opportunity that offers as much upside (60-100% annual returns) with downside protection. Worst case scenario...you own a quality property in an area with strong rental demand and increasing purchase demand.
