Description:

The Walnut Funds plants and manages Walnut Trees for investors in two central European countries.

Walnut trees have a very long life and income is expected to last for at least 40 years.

All the details are provided on their website.

The minimum minimum investment is only $200 (one tree), but we recommend investing at least $2,000 because they throw in a bonus tree, so you get 11 trees.

They have a unique approach in that they pay investors ALL the revenue from the walnut trees until the investor has recovered 100% of their investment. Then they start splitting the profits with the investor (to cover their management expenses).

Return:

The Walnut Fund is designed to provide a strong return for a very long time.

  • Expected Return: Average annual return after your principal has been returned is expected to be 22.5% per year. Their pessimistic scenario provides an annual return of 13% and their optimistic scenario provides a return of 45%.
  • Time Period: Income starts slow and grows. The original investment should be returned by years 8-9. After that, the income will continue to increase with inflation and will last the lifetime of the trees, which should be more than 40 years.

Risk:

Every investment has risks. Here are key factors to consider:

  • Trees get damaged:
    • This is the most obvious risk of the investment
    • To protect you, the company has a guarantee that they will replace your trees with trees owned by the company if something happens to your trees. In addition, there are multiple layers of insurance (crop insurance, disaster insurance, etc.) to provide further protection
  • Company Instability:
    • The risk of something happening to the company over the next 40 years

Liquidity:

  • This opportunity does not provide any liquidity. In other words, you cannot withdraw your funds.
  • In case of emergency, you are allowed to sell your trees to someone else, so you could probably find someone in the community to buy out your position at a discount.

Tax Consequences:

  • Check with your tax preparer, but our understanding is…
    • There is no tax deduction for the original investment
    • There would be no taxes due until you have received your initial investment back, which would take a few years
    • Once you have received the return of your principal, your additional revenue would be taxed as income 
  • Due to the long time-frame of this opportunity, it is a great fit for retirement funds, such as a Self-Directed IRA or something similar.

  1. Is it real? (not a scam)
    6.0 on a scale of 1-10.
    Why? They appear to be legitimate, but we have not completed comprehensive due diligence (background checks), met them face-to-face, or visited the farms yet.
  2. Are returns as promised?
    5.0 on a scale of 1-10.
    Why? We absolutely have no idea. We have been participating for 1-2 years, but the first payouts do not start until year 4.
  3. Does Risk/Reward make sense? (this is opinion)
    6.0 on a scale of 1-10.
    Why? While the reward is reasonable (estimated 20% per year over the next 40 years), there is still a reasonable amount of risk when investing in foreign countries for long periods of time.

Expertise: The website indicates a lot of experience in the walnut industry. This has not yet been verified.

Personnel: Complete and thorough investigations on the background of the executives has not yet been conducted. Several conversations have been had and everything seems to be very well run and organized.

Physical Inspection: To the best of our knowledge, nobody from the Unbroken Investing community has visited the walnut tree farms for confirmation.

Results:

A few members of Unbroken Investing have made purchases of Walnut Trees. However, the first payments have not been made yet (the first payments can take 2-4 years).

Therefore, we cannot confirm payments are being made nor that they have failed to make any.
